Step 1: Initial Contact
Once you decide it is time to renovate or expand your home, you can contact our team either via the contact form on our website (found here), or you can email or call us directly.
At that time, you should give us an overview of what you are hoping to do and send any potential assisting files, drawings, and documents you have.
Of course, if you don’t have those, we can help with that too.
Step 2: Initial Meeting and Site Visit
We will check the information you’ve given us and arrange a meeting with yourselves on-site, so we can inspect the property and discuss your ideas and options in detail.
Any moodboards and ideabooks will be very helpful at this stage.
Step 3: Architectural & Structural Drawings
As mentioned in Step 1, if you don’t have any of the needed documents and drawings, we will be happy to help with them, as we have a team of Architects and Structural Engineers that are waiting to land a hand.
Step 4: Planning
Once the drawings are ready and you are happy with them, the Architect working on your project would proceed with submitting the planning application if one is needed.
Step 5: Quotation
When we have the drawings in place, while waiting for the council’s final say, we will prepare the quotation for your project based on the information we’ve gathered so far.
Alternatively, if you already have arranged the drawings and specifications for your project yourself, we can meet and go directly into quoting your project.
We will make sure to include everything in our detailed full tender breakdown, which we will then pass on to you.
Step 6: Quotation Acceptance
Once we’ve gone over all of the points based on your requirements, or adjusted where necessary, following the Planning Approval, and you are happy with everything, you accept the quotation. Based on it we will proceed with the next necessary steps.
Step 7: Party Wall Matters
When the works that will be done must be covered by a Party Wall Award, you need to contact a local Party Wall Surveyor to act on your behalf in obtaining those, so the works can proceed smoothly.
Step 8: Pre-start Paperwork
Once we have your approval of the quotation, we will proceed with preparing all of the pre-start documents. Those include the full project specifications, that have been agreed, the payment schedule (should no contract administrator be appointed), and of course the contract.
Step 9: Contract Signing and Deposit
The contract is normally a JCT contract, but we are just as happy with working with a different type as needed. Once the contract is signed the deposit payment is then covered.
Step 10: Booking a Slot and Building Control Services
When we have the contract and the deposit, we confirm the preferred slot for the start of the project, which would be discussed in advance.
If needed, we will also obtain a quotation for the services of a certified independent Building Control body to overview the whole process.
Step 11: Passing the Key and Start of Works
Once we are ready to begin, we will prepare all the necessary site documents, allocate and instruct the team members and get 2 sets of keys for the property from yourselves.
Step 12: Work Progress and Site Management
Throughout the process you can expect a dedicate Project Manager to be dealing with the details related to the project and its progress.
Step 13: Assisting with Choosing Bespoke Finishes
When the time comes for choosing the finishes for the project, you might end up feeling overwhelmed with the vast number of options out there. Our team will be happy to help with choosing suppliers and finishes, and even helping you get the best possible trade discounts on them.
Step 14: Final Touches and Completion
Once the final touches are done and the completion is in sight, we will prepare a Practical Completion and Satisfaction Certificate, the signing of which means that the works have been finalised and you can move back in and enjoy the beautiful space we’ve created for you and your family.
With this you will also receive a copy of all relevant certificates connected to the works.
Step 15: What Happens After?
When the project is completed, that doesn’t mean our responsibilities towards you are completed too. On the contrary, the signing of the Practical Completion and Satisfaction Certificate triggers the start of our 2-year guarantee on the internal works we’ve done, and 5-year guarantee on the structural ones. That means that during those respective periods of time, should any issues occur, or any touch-ups are necessary, they will be done by us as part of our service.*
